Do I really need flood insurance?

Did the recent hurricanes and ensuing flooding in Florida and Texas make you wonder about flood insurance? Have you always thought “I don’t live in a flood plain. I don’t need flood insurance.”? Perhaps, this is what you’ve always said. Many in in the South may have said the same thing until this past month! As you are aware, floods have ravaged Florida, Texas as well as areas of South Carolina and Georgia. It was catastrophic to many. Many who were truly not prepared. In Jacksonville, rivers reach overflow levels that have never done so before in history. Too many people interviewed in the aftermath saying they had no flood insurance or any type insurance that would cover such damage.

Keep in mind, even if you do not live near the ocean, bay or a river, it can happen. Historic storms seem to be coming more regularly and causing more damage. FEMA reports that people outside of high-risk flood areas file over 20% of National Flood Insurance claims and receive one-third of disaster assistance in flooding. Here in the Philadelphia region, there are areas that are near streams that flood due to heavy rains and storms that come inland- typically areas that people would never think to insure but can be severely damaged by this type of flooding.

In order to be protected against flooding, you need specific insurance. A home or building policy will not typically cover you for flood damage. So many think it can not happen to them. It can.
